A: There are many variables governing the cost of a log building. Without you providing us with some parameters, we are unable to provide you with accurate meaningful answer. Please visit Design Your Own section of our web site fill in the online form as best you can & we will respond fully within 5 working days.
Q: Can you build a kit supplied by another company, or do you supply kit only for self build?
A: We only construct Log Homes /Cabins or timber frame with own bespoke or of our existing designs manufactured at our factory. We can/do supply kits only for self build. However, we strongly recommend that you do not attempt to build a log home unaided, unless you have previous experience in this field. As an alternative to us building your log home, we can provide an instructor to assist with initial construction phase. This option ensures smooth / correct construction & is more affordable. On site master craftsman service is in addition to price of kit, charged at 200 Euros per day / pro rata & for up to 3 weeks.
Q: Is it possible to get a mortgage/insurance for a log house or can you arrange finance?
A: Most high street lenders do not as yet provide mortgages for Log Homes for reasons best kown to them. However, there are a number of ethical & eco friendly lenders who will & do. A list of those will soon be featuring on our web site info library. As for arranging finance, we have no association with lenders or insurers.
Q: Are log buildings more at risk from fire/vandalism?
A: Instinctively, one is inclined to agree. However, rationally speaking, Log buildings are at no more risk from fire than other buildings. The same goes for the latter. Fire tests & risk assessment analysis for our log buildings conducted in Japanese test lab facilities, reveal the following : By the time fire consumed furniture, it had scorched the log structure & burned itself out. Then, a sand blaster applied to logs, removing thin layer of fire damaged logs with no irreversible structural damage. Ultimately, the fire died out primarily on account of the sheer ring density & age of logs. Perhaps a way to comprehend this phenomenon is to visualise a forest fire. Imagine the under growth burning, so is the foliage & thinner branches. The older the trees the thicker their trunks, the better their chance of surviving. After fire dies out the trees are still standing tall. Remove few mm of their scorched bark & you'll discover no real lasting damage.Our log buildings are made from Scandinavian Pine & Spruce averaging 90 years old!!
Q: Do you provide foundation for log houses?
A: If you wish for us to build foundation, we will. Normally, we provide customers with working drawings to source a trusted local firm for foundation & we inspect their work prior to construction phase. It is easier on your pocket this way.
Q: How long does a does log cabin last?
A: At the upper end of our product range about 150+ years! Lower end about 50+ years. Provided they are properly maintained. This is a bold statement, allow us to explain: Log homes made of Scandinavian pine, spruce and so forth in some of the most inhospitable coldest climates on earth are known to have lasted for over 500 years!!!. Timber, curtsey of mother nature, is one of the most durable, forgiving materials for log Homes to be made from. Not man-made, ‘just’ timber! Millions of people in Europe, Canada, US and others in the developed world are a living testimony to that fact.
Q: Can you help us with submitting/obtaining planning permission?
A: Obtaining planning permission is customer’s responsibility & our help is by way of free advice/guidance. If you wish for us to do the work for you, we will & charge for our time on agreed hourly rate, pro rata basis + application fee (charged at cost).
Q: Which is better: Hand peeled/hand crafted or machine milled Logs?
A: Much of this is a matter of personal preference as both are good & made from the same raw material. Since we supply & work with both, we are well positioned to explain the difference in an unbiased manner so you can make up your own mind/choice. The Hand peeled/crafted as its name suggest is totally hand made. Typically of thicker logs than machine milled logs. (See Log Profiles) The larger/thicker the logs the stronger is log building & longer lasting. Machine milled logs are more uniformed compared with hand crafted. The latter has a more natural rustic look & feel. Hand crafted log building are built on factory site, then disassembled & put up again on customer site. Machine milled are delivered on to site directly of production line. Both systems are built on site by Estonian craftsman. Regarding price difference, hand crafted method is more labour intensive hence the cost. As a rule of thumb, per same floor area a hand peeled/crafted log house/cabin is roughly 60% more expensive.
Q: What is a turnkey solution?
A: This means that besides supplying & building your log home/cabin we can also do all electrical wiring work, plumbing, install kitchen, bathroom, central heating etc., all that is required and ready for you to move in. (this work is done by our local time served crew).
Q: Can you explain about shrinkage / settling of log homes?
A: All solid log buildings are subject to ‘settling’ within the first 3 years. Meaning they shrink. Most of it occurs in the first six months after completion. This should not be of concern since 'settling' is anticipated and is well provisioned for by way of design, manufacturing, construction method, on going maintenance & backed up with our guarantee.
Q: What are laminated logs & how do they compare in price?
A: Our laminated logs are made from strips /core of Norwegian Spruce glued together. They are lighter in colour, darken less with passage of time, feel & look smoother, appear as single log but are much stronger in fact. Less prone to cracks, bowing & settling. The characteristics & superior qualities of laminated logs stems from selective use of the Spruce log core. Laminated logs are used in our bespoke constructions of contemporary design, in particular where large glass areas required. Laminated logs are 30% more expensive.
Q: Is it possible the achieve required U value of 0,25 with your thickest logs (330mm) without using insulation?
A: No! For example: to achieve U value of 0,25 without insulation you will need to use logs in excess of 600mm thickness.
Q: What is the price difference between timber frame construction & solid logs construction?
A: Modular Homes / Timber Frame are 25% to 30% less expensive than solid log construction.
